Scugog Township Real Estate Market Analysis – June  2026

The Township of Scugog’s real estate market continued to show stability in June 2026, with average home prices climbing, sales remaining strong, and inventory increasing modestly. While buyers continue to enjoy a healthy selection of homes, demand has remained resilient, keeping the market firmly in balanced territory.

Average Sales Price

The average sales price for June 2026 reached $990,492, representing a 4.8% increase from May’s average of $944,997 and a 9.6% increase year-over-year compared to $903,524 in June 2025.

Unlike several previous months where luxury sales significantly influenced the average price, June’s increase appears to reflect broader strength across the market. The average price moving back toward the $1 million mark demonstrates continued confidence among buyers despite higher inventory levels and ongoing affordability challenges.

Sales Activity

Sales remained healthy throughout June, with 31 homes sold, nearly matching the 32 sales recorded in May and improving on the 29 sales completed in June 2025.

The sale-to-list price ratio climbed to 99%, up from 96% in May, indicating that buyers were willing to pay very close to asking price for well-priced homes. This is one of the strongest sale-to-list ratios seen in recent months and reflects steady demand despite a growing number of available listings.

Overall, June’s sales figures point to a market where buyers remain active and sellers who price appropriately continue to achieve excellent results.

Listings & Inventory

Inventory continued its gradual rise during June.

  • Active listings increased to 153, compared to 141 in May and 132 in June 2025.
  • New listings totaled 90, nearly identical to 89 last month and 88 during the same period last year.

The consistency in new listings suggests that the spring surge in inventory has stabilized while providing buyers with an excellent selection of homes across all price ranges.

The months of inventory increased slightly to 4.94, up from 4.41 in May. Although inventory has edged higher, Scugog continues to sit comfortably within balanced market territory, where supply and demand remain relatively equal.

Scugog Housing June 2026

Days on Market

Homes sold in an average of 55 days, a slight increase from May but still representative of a healthy market pace.

Well-priced homes continue to attract strong interest, while properties that are priced above current market value are generally taking longer to sell. This reinforces the importance of accurate pricing and effective marketing strategies.

Key Takeaways

  • Average sale prices increased both month-over-month and year-over-year.
  • Sales remained strong, with 31 homes changing hands.
  • The sale-to-list price ratio rose to 99%, indicating strong buyer competition for desirable properties.
  • Inventory continued to grow modestly, giving buyers more options without creating an oversupplied market.
  • Months of inventory remains balanced at 4.94, supporting healthy conditions for both buyers and sellers.
  • Homes continue to sell within a reasonable timeframe, provided they are competitively priced.

Market Outlook

June’s numbers reinforce that the Scugog housing market remains on solid footing as we move into the summer season. Increased prices, steady sales, and a near-list-price selling ratio demonstrate that buyer confidence remains strong, even with more homes available.

Balanced market conditions continue to benefit both buyers and sellers. Buyers have more choice than they did several years ago, while sellers who prepare and price their homes appropriately continue to achieve excellent results.

As we head into the second half of 2026, it will be interesting to watch whether inventory continues to build or if strong buyer demand keeps pace with new listings. For now, Scugog remains one of Durham Region’s healthier and more balanced real estate markets.

Brock Township Real Estate Market Analysis – June 2026

The Brock Township real estate market continued to show stability in June 2026, with modest price growth, steady sales activity, and inventory levels remaining in balanced market territory. While more homes came onto the market, buyer demand kept pace, resulting in another healthy month for both buyers and sellers.

June 2026

May 2026

Average Sale Price Continues to Trend Higher

The average sale price in June 2026 was $681,806, representing:

  • A 2.1% increase from May 2026 ($667,856), and
  • A 5.2% increase from June 2025 ($648,047).

Unlike some previous months where luxury sales significantly influenced the average, June’s increase appears to reflect broader market strength rather than one or two exceptional transactions. This steady appreciation suggests continued confidence in the Brock Township market while maintaining affordability compared to many surrounding communities.

Brock Housing June 2026

Sales Activity Holds Strong

A total of 18 homes sold in June, matching May 2026’s 18 sales and improving on the 15 sales recorded in June 2025.

Maintaining this level of sales activity for two consecutive months is an encouraging sign as the spring market transitions into summer. Buyers continue to take advantage of available inventory, while sellers are benefiting from consistent demand for well-priced properties.

Brock Housing June 2026

Sale-to-List Price Ratio Remains Stable

The sale-to-list price ratio held steady at 97%, unchanged from both May 2026 and June 2025.

This consistency indicates a healthy marketplace where sellers are receiving offers close to their asking prices, while buyers still have enough negotiating room to feel confident in today’s market. It reinforces the balanced nature of the current market conditions.

Brock Housing June 2026

Inventory Increases Alongside Buyer Demand

Inventory continued to grow modestly during June:

  • Active listings: 98 (up from 84 in May and virtually unchanged from 97 last year)
  • New listings: 56 (up from 48 in May, but slightly below the 62 new listings recorded in June 2025)

The increase in available homes provides buyers with more options while avoiding the oversupply that can place downward pressure on prices.

Brock Housing June 2026

Days on Market & Market Balance

Homes spent an average of 52 days on the market, a slight increase from May but still well within a healthy range for Brock Township.

Months of inventory increased to 5.44, up from 4.67 in May, but the market remains at the upper end of balanced market territory. This means buyers are enjoying a greater selection of homes without the market becoming oversupplied, while sellers continue to benefit from stable pricing and steady demand.

Brock Housing June 2026

Conclusion

June 2026 reinforced the steady performance of the Brock Township real estate market. Average sale prices continued to trend upward, sales remained strong, and inventory levels grew at a manageable pace.

The market continues to strike a healthy balance between buyers and sellers. Buyers have more selection than they did earlier in the year, while sellers who price their homes competitively are still achieving strong results.

As we move into the second half of 2026, Brock Township remains well-positioned for continued stability. Much will depend on whether inventory continues to grow at a measured pace and buyer demand remains consistent through the summer and into the fall market.

Durham Region Real Estate Market Analysis – June 2026

The Durham Region housing market continued its steady performance in June 2026, with home prices posting another modest monthly increase, sales activity improving, and inventory remaining well-balanced. While the market continues to trail last year’s price levels, steady demand and stable inventory are creating healthy conditions for both buyers and sellers as we move into the summer season.

🏡 Home Prices Continue Their Gradual Climb

The average sale price in June reached $856,170, an increase of 0.6% from May’s $851,065. Although prices remain 3.9% lower than June 2025’s average of $891,662, this marks the third consecutive month of modest price growth, suggesting the market is continuing to stabilize after last year’s adjustment.

While affordability remains a consideration for many buyers, the steady month-over-month gains indicate confidence is gradually returning to the market.

Durham Region Housing June 2026

📈 Sale-to-List Price Ratio Holds Firm

The sale-to-list price ratio remained unchanged at 99%, matching May’s level while sitting just below the 100% recorded one year ago.

This continues to reflect a balanced market where well-priced homes are attracting strong interest and sellers are achieving close to their asking prices. Buyers still have room to negotiate, but desirable properties continue to move quickly.

📊 Sales Activity Continues to Improve

Durham Region recorded 849 sales in June, up from 804 in May and slightly higher than the 817 sales recorded in June 2025.

Durham Region Housing June 2026

📋 New Listings Increase with Seasonal Activity

There were 2,049 new listings in June, a modest increase from 1,978 in May, though still below the 2,282 new listings recorded in June 2025.

The increase in new inventory is consistent with seasonal trends and provides buyers with additional choice. However, listing activity remains lower than last year, helping prevent an oversupply of homes and supporting overall market stability.

Durham Region Housing June 2026

⏳ Homes Continue to Sell Efficiently

The average days on market declined slightly to 36 days, down from 37 days in May, indicating that buyers continue to act with confidence when the right property becomes available.

Meanwhile, months of inventory decreased to 3.11, down from 3.19 in May, keeping Durham Region just above the threshold between a seller’s market and a balanced market. This slight tightening reflects healthy buyer demand while still providing adequate inventory for purchasers.

Market Outlook

June’s results reinforce the trend that has been developing throughout the spring: a stable and balanced market with gradually improving activity. Prices have now increased for three consecutive months, sales continue to strengthen, and inventory remains at healthy levels.

Although home values remain below last year’s highs, the gap continues to narrow as buyer confidence improves. If inventory remains well-managed and demand continues through the summer, Durham Region is well positioned to maintain balanced market conditions into the second half of 2026.

For buyers, today’s market offers more choice and negotiating flexibility than in previous years. For sellers, steady demand and limited inventory continue to reward homes that are priced accurately and marketed effectively.

What This Means for Buyers vs. Sellers

For Buyers

June continues to offer buyers a favourable environment. Inventory remains balanced, homes are selling at a steady pace, and there is still room to negotiate on many properties. With prices stabilizing, buyers who have been waiting on the sidelines may find now is an excellent time to enter the market before competition increases further.

For Sellers

Buyer demand remains healthy, and homes that are well-priced and professionally presented continue to sell close to asking price. With sales increasing and inventory tightening slightly, sellers entering the market this summer are well positioned to benefit from an active pool of buyers while still facing manageable competition.

The Bottom Line

The Durham Region housing market continues to demonstrate resilience. June’s numbers point to a healthy, balanced market where both buyers and sellers have opportunities to succeed. As we move into the heart of the summer market, all signs suggest that Durham remains one of the more stable real estate markets in the GTA.
