Scugog Township Real Estate Market Analysis – June  2026

The Township of Scugog’s real estate market continued to show stability in June 2026, with average home prices climbing, sales remaining strong, and inventory increasing modestly. While buyers continue to enjoy a healthy selection of homes, demand has remained resilient, keeping the market firmly in balanced territory.

Average Sales Price

The average sales price for June 2026 reached $990,492, representing a 4.8% increase from May’s average of $944,997 and a 9.6% increase year-over-year compared to $903,524 in June 2025.

Unlike several previous months where luxury sales significantly influenced the average price, June’s increase appears to reflect broader strength across the market. The average price moving back toward the $1 million mark demonstrates continued confidence among buyers despite higher inventory levels and ongoing affordability challenges.

Sales Activity

Sales remained healthy throughout June, with 31 homes sold, nearly matching the 32 sales recorded in May and improving on the 29 sales completed in June 2025.

The sale-to-list price ratio climbed to 99%, up from 96% in May, indicating that buyers were willing to pay very close to asking price for well-priced homes. This is one of the strongest sale-to-list ratios seen in recent months and reflects steady demand despite a growing number of available listings.

Overall, June’s sales figures point to a market where buyers remain active and sellers who price appropriately continue to achieve excellent results.

Listings & Inventory

Inventory continued its gradual rise during June.

  • Active listings increased to 153, compared to 141 in May and 132 in June 2025.
  • New listings totaled 90, nearly identical to 89 last month and 88 during the same period last year.

The consistency in new listings suggests that the spring surge in inventory has stabilized while providing buyers with an excellent selection of homes across all price ranges.

The months of inventory increased slightly to 4.94, up from 4.41 in May. Although inventory has edged higher, Scugog continues to sit comfortably within balanced market territory, where supply and demand remain relatively equal.

Days on Market

Homes sold in an average of 55 days, a slight increase from May but still representative of a healthy market pace.

Well-priced homes continue to attract strong interest, while properties that are priced above current market value are generally taking longer to sell. This reinforces the importance of accurate pricing and effective marketing strategies.
