Scugog Township Real Estate Market Analysis – September 2026

The Township of Scugog real estate market showed signs of renewed activity in September 2026, with average selling prices rebounding significantly from August and sales increasing as the fall market got underway. However, despite these improvements, prices remained below last year’s levels, properties took longer to sell, and inventory continued to favour buyers.

While months of inventory declined considerably from August, Scugog remained just inside buyer’s market territory, suggesting that buyers continue to have an advantage when negotiating purchases.

Average Sales Price

The average selling price in September 2026 climbed to $1,002,618, representing a substantial 22.4% increase from August’s $819,217.

However, compared with September 2025, when the average selling price was $1,088,279, prices remained 7.87% lower year-over-year.

It’s important to note that September’s average was influenced by several higher-end property sales. Four properties sold in the $1.3 million range, while another sold for $1.7 million. These five transactions represented a significant portion of the month’s 23 sales and helped push the average selling price back above the $1 million mark.

In a smaller real estate market like Scugog, a handful of higher-priced transactions can have a considerable impact on monthly averages. Therefore, the 22.4% month-over-month increase shouldn’t necessarily be interpreted as an equivalent increase in individual property values.

While September’s rebound is encouraging, the year-over-year decline suggests that the overall market continues to experience softer pricing conditions compared with the same period last year.

 

Sales Activity

Sales activity improved in September, with 23 properties sold, compared with 18 in August. This represents a 27.8% month-over-month increase, suggesting that some buyers returned to the market following the slower summer period.

However, sales remained below the 29 transactions recorded in September 2025, a year-over-year decline of approximately 20.7%.

The sale-to-list price ratio slipped to 96%, down from 97% in August, but matching the 96% recorded in September 2025.

This indicates that properties sold for an average of 96% of their asking prices, suggesting buyers continue to have room to negotiate.

While the increase in sales is a positive sign, the lower sale-to-list ratio reinforces the importance of realistic pricing. Buyers remain selective and are generally unwilling to overpay, particularly when multiple comparable properties are available.

New Listings

September saw a noticeable increase in new listings, with 80 properties entering the market, compared with 59 in August.

This represents a 35.6% increase month-over-month, reflecting the typical pickup in listing activity as the fall real estate market begins.

However, new listings remained below the 96 recorded in September 2025, representing a 16.7% year-over-year decline.

Although more properties entered the market compared with August, the increase in sales helped improve the relationship between supply and demand.

With 80 new listings and 23 sales during September, buyers continued to have a good selection of available properties, while sellers faced competition for active purchasers.

 

Days on Market

One of the more significant changes in September was the amount of time properties spent on the market.

Homes that sold in September averaged 74 days on market, compared with just 36 days in August and 57 days in September 2025.

This substantial increase suggests that buyers are taking more time to make purchasing decisions and that some properties may require longer marketing periods before attracting acceptable offers.

The longer selling times also highlight the importance of pricing a property correctly from the beginning.

While desirable, well-priced homes can still attract interest, properties priced above current market expectations may face extended selling periods and potentially require price adjustments.

For sellers, patience and a well-planned marketing strategy remain essential in today’s market.

Months of Inventory

Months of inventory improved considerably in September, declining to 6.04 months, compared with 7.83 months in August.

This represents a meaningful shift toward more balanced conditions, largely reflecting the increase in sales activity during the month.

However, inventory remained above the 4.55 months recorded in September 2025, indicating that buyers have more negotiating leverage than they did a year ago.

At 6.04 months of inventory, Scugog remains just inside buyer’s market territory, although considerably closer to a balanced market than it was in August.

This suggests that while buyers continue to benefit from greater choice and negotiating flexibility, improving sales activity could gradually reduce that advantage if the trend continues.

The decline in months of inventory from 7.83 to 6.04 is particularly noteworthy. It suggests that the relationship between supply and demand improved during September, even as new listings increased.

For buyers, opportunities remain to negotiate favourable terms, especially on properties that have been on the market for an extended period.
