Uxbridge Township Real Estate Market Analysis – April 2026
The Uxbridge real estate market experienced a notable increase in average selling price in September 2026, despite slower sales activity, longer selling times, and inventory levels edging closer to buyer’s market territory. The average selling price reached $1,391,022, representing a 16.5% increase from August’s $1,194,026 and a modest 0.43% increase compared to September 2025’s $1,385,109.
However, it’s important to look beyond the headline price increase. One property sold for approximately $4.3 million in September, significantly influencing the monthly average. In a smaller market such as Uxbridge, a single high-value transaction can substantially skew the average selling price, making it appear that property values have increased more broadly than the overall market may suggest.
While average prices rose, several other indicators point toward a slower and increasingly buyer-friendly market as we move into the fall season.
September 2026

August 2026

Average Sales Price
The average selling price in September was $1,391,022, up from $1,194,026 in August, representing a significant 16.5% month-over-month increase. Compared with September 2025’s average of $1,385,109, prices were virtually unchanged, increasing just 0.43% year-over-year.
The most significant factor influencing September’s average was a single luxury property sale of approximately $4.3 million. With only 18 properties sold during the month, this transaction had a considerable impact on the overall average. This highlights why it is important to consider the types of properties sold rather than relying solely on average selling prices when evaluating market conditions. Despite the increase in the average, other indicators suggest that buyers continue to exercise caution and have greater negotiating power.

Sales Activity
There were 18 properties sold in September, down slightly from 19 sales in August and considerably below the 23 transactions recorded in September 2025. This represents a 21.7% decline in sales compared with the same month last year, suggesting that buyer activity remains somewhat subdued despite the arrival of the traditionally busier fall market.
While September often brings renewed interest from buyers returning from summer holidays, this year’s numbers indicate that purchasers may be taking a more cautious approach. The combination of fewer sales and longer selling times suggests that buyers are being selective and taking advantage of the available inventory before committing to a purchase.
Sale-to-List Price Ratio
The sale-to-list price ratio declined to 94%, down from 96% in August and 96% in September 2025. This is an important indicator of current market conditions. On average, properties sold for approximately 6% below their asking prices, suggesting that buyers are negotiating more aggressively and sellers are becoming more flexible. The decline in this ratio reinforces the importance of pricing a property appropriately from the outset. With buyers having more options and less urgency, homes priced above current market expectations may experience longer selling times and require price adjustments to attract offers.
For sellers, understanding recent comparable sales and positioning their property competitively is becoming increasingly important.
New Listings
There were 65 new listings in September, a significant increase from the 37 new listings recorded in August, although still below the 87 new listings that entered the market in September 2025. This represents a 75.7% increase in new listings month-over-month, reflecting the typical increase in seller activity associated with the fall real estate market. While the rise in new listings provides buyers with additional options, it also creates more competition among sellers.
With sales activity remaining relatively subdued, the increase in available properties could place additional pressure on sellers to ensure their homes are priced and marketed effectively.

Days on Market
Properties spent an average of 88 days on the market in September, compared with 67 days in August and 73 days in September 2025. This represents an increase of 21 days from last month and 15 days compared with the same period last year. The longer selling times are another indication that buyers are taking a more measured approach to purchasing decisions. With more properties to choose from and less pressure to act quickly, buyers have the opportunity to compare homes, negotiate terms, and carefully consider their options.
For sellers, patience is becoming increasingly important. Properties that are well-presented, appropriately priced, and effectively marketed will be better positioned to attract serious buyers in this environment.

Months of Inventory
Months of inventory increased to 5.94, up from 5.42 in August and slightly above the 5.78 months recorded in September 2025.
At 5.94 months, the Uxbridge market remains technically within balanced market territory, but it is now sitting very close to the threshold of a buyer’s market. This increase reflects the combination of slower sales activity and additional properties entering the market. With nearly six months of inventory available at the current pace of sales, buyers have more selection and negotiating room than they did earlier in the year. If sales activity remains subdued and inventory continues to build, Uxbridge could move back into buyer’s market territory in the coming months.
Conclusion
September 2026 presented an interesting contrast in the Uxbridge housing market. While the average selling price jumped 16.5% from August, much of that increase was influenced by a single luxury property sale of approximately $4.3 million rather than clear evidence of widespread price appreciation. Looking beyond the average price, the underlying market indicators tell a different story. Sales declined, properties took longer to sell, the sale-to-list price ratio dropped to 94%, and months of inventory increased to 5.94. These trends suggest that the market is gradually shifting in favour of buyers, although it remains just within balanced territory.
For buyers, the combination of longer selling times, increased selection, and greater negotiating flexibility presents opportunities to make informed purchasing decisions without the urgency experienced in stronger seller’s markets.
For sellers, strategic pricing and effective marketing are more important than ever. With properties spending an average of 88 days on the market, setting realistic expectations and ensuring a home stands out from the competition will be essential.
As we move further into the fall market, the key indicators to watch will be sales activity, new listings, and months of inventory. If buyer demand does not keep pace with available supply, Uxbridge could soon transition into buyer’s market territory. For now, the Township of Uxbridge remains in a balanced but increasingly buyer-friendly market, where preparation, patience, and realistic pricing will be key to a successful real estate transaction.
