Brock Township Real Estate Market Analysis – September 2026
The Township of Brock real estate market experienced a significant slowdown in September 2026, with declining average sale prices, fewer transactions, and a sharp increase in months of inventory. While the sale-to-list price ratio improved and properties spent less time on the market, the overall numbers indicate that Brock Township has moved deeper into buyer’s market territory as we enter the fall season.
September 2026

August 2026

Average Selling Price Declines
The average selling price in September 2026 was $617,600, representing a 13.1% decrease from August’s $710,997 and a 7.1% decline from September 2025’s $664,489. This marks a notable month-over-month drop in average pricing. However, as we’ve seen throughout the year, Brock Township’s relatively small number of monthly transactions can cause averages to fluctuate considerably depending on the types and price ranges of properties sold.
The year-over-year decline suggests that pricing continues to face some downward pressure, particularly as buyers benefit from increased selection and less competition.

Sales Activity Slows Significantly
A total of 8 properties sold in September, down from 13 sales in August and considerably below the 19 sales recorded in September 2025.
This represents a substantial slowdown in buyer activity, especially when compared with the same period last year. While September typically marks the beginning of the fall real estate market, the numbers suggest buyers are approaching purchases more cautiously.
With fewer transactions taking place, available inventory is being absorbed at a much slower rate, contributing to the significant increase in months of inventory.

Sale-to-List Price Ratio Improves
One encouraging indicator in September was the sale-to-list price ratio, which increased to 98%, up from 95% in August and 93% in September 2025.
Despite the overall market favouring buyers, properties that successfully sold achieved prices much closer to their asking prices.
This suggests that sellers who are pricing their homes appropriately are still attracting serious buyers willing to make competitive offers.
It also highlights an important distinction in today’s market: buyers may have more negotiating power overall, but well-priced properties can still achieve strong results

New Listings Continue to Increase
There were 55 new listings in September, compared with 47 in August and 49 in September 2025.
The increase in new listings is particularly significant when combined with the decline in sales activity. With more properties entering the market and fewer being sold, buyers have additional choices and sellers face greater competition.
For homeowners considering selling, standing out in a crowded marketplace is becoming increasingly important. Competitive pricing, professional presentation, and effective marketing can make a meaningful difference in attracting potential buyers.

Days on Market Improves
Properties spent an average of 55 days on the market in September, down from 65 days in August and slightly below the 61 days recorded in September 2025.
This improvement is a positive sign, suggesting that the properties finding buyers are moving somewhat faster than they did in previous months.
However, it’s important to remember that days on market reflects properties that successfully sold. With only eight transactions in September, this figure may not fully capture the experience of sellers whose properties remain available.
Months of Inventory Surges Further Into Buyer’s Market Territory
The most significant development in September was the sharp increase in months of inventory to 13.5 months, compared with 8.00 months in August and just 4.89 months in September 2025.
This is a substantial shift from the balanced market conditions experienced at the same time last year.
At the current pace of sales, it would take approximately 13.5 months to sell the available inventory, assuming no additional properties were listed.
This places Brock Township firmly in a strong buyer’s market, where supply significantly exceeds the current pace of demand.
For buyers, this creates opportunities to explore more properties, negotiate favourable terms, and make purchasing decisions without the urgency typically associated with a competitive seller’s market.
For sellers, the increased inventory reinforces the importance of realistic expectations, strategic pricing, and patience.
It’s also worth noting that months of inventory can fluctuate sharply in smaller markets like Brock Township, particularly when monthly sales volumes are low. September’s eight sales had a significant impact on this calculation.
Conclusion
September 2026 was a challenging month for the Brock Township real estate market, with average prices declining, sales activity slowing, and months of inventory climbing to 13.5 months.
While the improved sale-to-list price ratio and shorter selling times offer some encouraging signs, the broader picture continues to favour buyers.
For those considering purchasing a property, the current market offers greater selection and potentially stronger negotiating opportunities. For sellers, success will increasingly depend on understanding current market conditions and positioning their property competitively from the outset.
As we move further into the fall market, the key question will be whether buyer activity picks up enough to absorb the growing inventory. If sales remain slow while new listings continue to increase, buyer-friendly conditions could persist through the remainder of 2026.
For now, Brock Township remains a market where pricing, preparation, and patience are essential for sellers, while buyers have the advantage of choice and time.
