Uxbridge Township Real Estate Market Analysis – June 2026

The Uxbridge real estate market gained considerable momentum in June 2026, with stronger sales activity, rising home prices, and declining inventory pointing to an increasingly competitive market. The average sale price reached $1,140,111, representing a 2.1% increase from May’s $1,117,125 and a 6.9% increase compared to June 2025’s $1,065,929.

As always, it’s important to look beyond the average sale price to understand what influenced the monthly figures. In May 2026, the highest sale was $2,000,000, while 14 properties sold for under $1 million. In June, the upper end of the market became more active, with three homes selling between $2 million and $2.5 million. At the same time, 18 of the 33 homes sold were under $1 million, demonstrating continued strength in the entry-level and mid-market segments. The combination of increased luxury sales and strong activity below the $1 million mark contributed to the modest increase in the overall average sale price.

Sales Activity

June was the busiest month of the year so far, with 33 homes sold, a significant increase from 24 sales in May and well above the 21 sales recorded in June 2025.

This surge in sales reflects strong buyer confidence and increased market activity as the spring market transitioned into early summer. Lower borrowing costs, improved consumer confidence, and a balanced market continue to encourage both buyers and sellers to make their moves.

Sale-to-List Price Ratio

The sale-to-list price ratio remained steady at 97%, unchanged from May.

This continued strength suggests that properly priced homes are attracting solid interest and selling close to their asking prices. While buyers still have opportunities to negotiate, desirable properties continue to command competitive offers.


Active Listings

Active listings declined to 107, down from 117 in May and significantly below the 135 active listings available in June 2025.

The reduction in available inventory, combined with stronger sales, indicates that demand is absorbing listings at a healthy pace. Buyers still have selection, but quality listings are moving more quickly than they were a year ago.

New Listings

There were 72 new listings in June, up from 64 in May, but still below the 82 new listings recorded in June 2025.

While more homeowners entered the market compared to last month, the number of new listings wasn’t enough to offset the strong pace of sales, contributing to the overall tightening of inventory.

Days on Market

Homes sold in an average of 47 days, a substantial improvement from 61 days in May.

This decrease demonstrates that buyers are acting more decisively, particularly on well-priced homes. Shorter marketing times are another indication that market conditions have strengthened heading into the summer.


Months of Inventory

The most notable statistic this month is the drop in months of inventory to 3.24, down from 4.88 in May.

Although Uxbridge remains in balanced market territory, inventory is moving toward the lower end of that range. If sales continue at this pace without a corresponding increase in new listings, the market could begin shifting toward seller-favourable conditions in the coming months.

Conclusion

June 2026 was an exceptionally strong month for the Uxbridge real estate market. Sales reached their highest level of the year, average prices continued to climb, inventory tightened, and homes sold more quickly.

While luxury sales helped support the average price, the market’s strength wasn’t limited to high-end properties. More than half of all transactions occurred below $1 million, highlighting continued demand across a broad range of price points.

With inventory declining and buyer activity increasing, the market has become more competitive while remaining balanced. As we head into the summer months, Uxbridge appears well-positioned for continued stability, offering opportunities for both buyers and sellers in a healthy and active real estate market.
