Scugog Township Real Estate Market Analysis – August 2026

The Township of Scugog real estate market experienced a noticeable slowdown in August 2026. Sales activity declined considerably from July, while the average selling price moved lower both month-over-month and year-over-year. At the same time, months of inventory increased sharply, shifting Scugog out of balanced conditions and into buyer’s market territory.

Despite the slower overall market, homes that did sell moved more quickly than they did in both July and August of last year.

Average Sales Price

The average selling price in August 2026 was $819,217, representing an 8.4% decrease from July’s $894,776 and an 8.46% decline year-over-year compared with $894,895 in August 2025.

Unlike some previous months where a small number of luxury transactions had a significant impact on the average, August’s headline number points to softer pricing compared with both the previous month and the same period last year.

As always, monthly average prices in a smaller market such as Scugog can fluctuate depending on the types and price ranges of properties sold. With only 18 transactions during the month, changes in the mix of homes sold can have a significant effect on the overall average.

Sales Activity

August recorded 18 total sales, a substantial decline from the 31 transactions in July and slightly below the 20 sales recorded in August 2025.

The month-over-month slowdown is one of the most notable changes in August’s market data. With fewer buyers completing purchases while properties continued to come onto the market, inventory levels increased considerably.

The sale-to-list price ratio remained at 97%, unchanged from both July 2026 and August 2025. Despite slower sales activity, properties that did sell continued to achieve prices relatively close to their asking prices.

For sellers, this reinforces the importance of accurate pricing. Buyers have more choices in the current market and can afford to be selective, making it increasingly important for a property to be positioned competitively from the outset.

New Listings

There were 59 new listings in August, down from 68 in July, but above the 50 new listings recorded in August 2025.

While fewer homes came onto the market compared with July, the decline in sales was much greater. With 59 new listings and only 18 sales, available supply accumulated faster than buyer demand could absorb it.

This imbalance between new supply and completed transactions was a major contributor to the increase in months of inventory.

Days on Market

One of the more positive indicators in August was the amount of time it took properties to sell.

Homes that sold spent an average of 36 days on the market, improving significantly from 48 days in July and 64 days in August 2025.

This creates an interesting contrast within the market. Although fewer properties sold overall, those that successfully attracted buyers sold considerably faster.

This suggests that well-priced and well-positioned properties are still attracting attention, even as buyers become more selective in a market with greater choice.

Months of Inventory

The most significant shift in August was the increase in available inventory relative to sales.

Months of inventory climbed to 7.83, up sharply from 4.81 in July and above the 6.40 months recorded in August 2025.

This moves Scugog from the balanced market conditions seen in July into buyer’s market territory.

With more than seven months of available supply, buyers generally have greater selection, more time to compare properties and increased negotiating leverage. Sellers, meanwhile, face more competition and may need to adjust expectations around pricing, presentation and negotiating terms.

For buyers, the current environment provides more choice and greater negotiating flexibility. For sellers, pricing strategy becomes increasingly important as properties compete for a smaller pool of active purchasers.

As we move into the fall real estate market, the key indicators to watch will be whether sales activity rebounds and whether new listings continue to outpace demand. If inventory remains elevated, buyer-friendly conditions could continue. If fall buyers return in greater numbers, Scugog could begin moving back toward a more balanced market.
