Uxbridge Township Real Estate Market Analysis – August 2026
The Uxbridge real estate market experienced a modest increase in average selling price in August 2026, while slower sales and fewer new listings contributed to a slight shift in overall market conditions. The average selling price reached $1,194,026, up 3.6% from July’s $1,152,885 and virtually unchanged from a year ago, down just 0.69% from August 2025’s $1,202,325.
The relative stability in year-over-year pricing is encouraging, particularly considering the fluctuations we have seen in monthly average prices throughout the year. As always in a smaller market such as Uxbridge, the mix and price range of properties sold can have a noticeable impact on the monthly average, so it is important to look at the other market indicators alongside price.

Average Sales Price
The average selling price increased to $1,194,026, compared with $1,152,885 in July, representing a 3.6% month-over-month increase.
Compared with August 2025’s $1,202,325, the average was down only 0.69%, suggesting that average pricing was relatively stable on a year-over-year basis.
After some significant swings in average prices earlier in the year, August’s results show a much narrower gap compared with the same period last year.

Sales Activity
There were 19 properties sold in August, down from 23 sales in July and just slightly below the 20 transactions recorded in August 2025.
While the decline from July indicates some slowing in buyer activity, the year-over-year difference is minimal. August is also traditionally a quieter period as summer vacations and seasonal patterns can temporarily reduce both buyer and seller activity.

Sale-to-List Price Ratio
The sale-to-list price ratio declined to 96%, down from 98% in July, while matching the 96% recorded in August 2025.
The decline suggests buyers had somewhat more negotiating room during the month. With homes selling for an average of 96% of their asking price, sellers need to remain mindful of current market conditions when establishing their list price.
In a market where buyers have more time and selection, pricing correctly from the beginning becomes increasingly important.

New Listings
There were 37 new listings in August, a substantial decline from the 60 new listings recorded in July and below the 50 new listings that came to market in August 2025.
The slowdown in new listings is consistent with the quieter summer period. While fewer new properties entered the market, slower sales activity meant that overall market conditions still moved slightly more in favour of buyers.
The number of new listings will be an important statistic to watch as Uxbridge enters the fall market, when listing activity often picks up again.

Days on Market
Properties took an average of 67 days to sell in August, up considerably from 50 days in July and identical to the 67 days recorded in August 2025.
The increase indicates buyers are taking more time to make decisions and negotiate purchases. Homes that are priced appropriately and show well can still attract attention, but sellers should be prepared for a potentially longer selling process.
Months of Inventory
Months of inventory increased to 5.42, up from 4.87 in July, but remained below the 6.15 months recorded in August 2025.
At 5.42 months, the Uxbridge market remains within balanced market territory, although it is moving closer to the threshold of a buyer’s market.
This is an important indicator to monitor heading into the fall. If inventory increases while sales remain relatively subdued, market conditions could shift further in favour of buyers. Conversely, stronger fall sales or a limited increase in new listings could help maintain balanced conditions.

Conclusion
August 2026 was a month of relative price stability but softer market activity in Uxbridge. The average selling price increased 3.6% from July and was nearly unchanged from August last year, while sales declined slightly and properties took longer to sell.
The increase in months of inventory from 4.87 to 5.42 shows that conditions are gradually becoming more favourable for buyers, although the market remains balanced for now. The drop in the sale-to-list price ratio to 96% also suggests buyers have regained some negotiating room.
For sellers, realistic pricing, presentation and patience will remain important in the current environment. For buyers, longer selling times and increasing months of inventory may provide additional opportunities to negotiate.
As we move into the fall real estate market, the key question will be whether renewed buyer activity can keep pace with any increase in new listings. For now, Uxbridge remains balanced—but it is getting closer to buyer’s market territory.
