The Brock Township real estate market in February 2025 saw a notable rebound in pricing, with the average sales price climbing to $787,861—up 21.1% from January and 3.44% higher than the same time last year. Properties sold in a wide price range, from $475,000 to $1,825,000, with three homes selling for over $1 million, contributing to the overall price increase.
Despite the higher prices, sales volume remained low, with only 8 properties changing hands—slightly down from 9 last month and well below the 14 sales recorded in February 2024. The sale-to-list price ratio dropped to 95% from 99% in January, signalling a slight shift in negotiation power toward buyers.
New listings declined to 19 from 24 last month, keeping inventory relatively tight, while properties took an average of 44 days to sell. Months of inventory edged up slightly to 4.88, maintaining balanced market conditions. Overall, while prices surged, the market remained steady, with moderate sales activity and a balanced supply-demand dynamic.
