Township of Uxbridge Full Report

 

The Uxbridge Township real estate market in February 2025 saw a notable shift, with the average sales price dropping to $1,123,318—down 17.7% from January and 6.2% from last year. However, this decline is influenced by the mix of properties sold, including two vacant land sales at $50,000 and $365,000 and a high-end rural home that sold for $3,575,000. The sale-to-list price ratio increased to 99%, up from 94% last month, suggesting that sellers are achieving stronger offers relative to their asking prices.

Sales activity remained stable with 11 transactions, matching January’s numbers but falling short of the 19 sales recorded in February 2024. New listings totalled 35, slightly lower than both last month’s 42 and last year’s 44, indicating a continued trend of constrained inventory.

Homes spent an average of just 21 days on the market, a significant improvement from previous months, suggesting that well-priced properties are attracting buyers quickly. Months of inventory rose slightly to 6.55 from 5.82, tipping into balanced market territory. Overall, while the average sales price appears to have declined, the data suggests a stable market with healthy buyer demand, particularly for higher-end properties.
