Brock Township Real Estate Market Analysis – June 2026
The Brock Township real estate market continued to show stability in June 2026, with modest price growth, steady sales activity, and inventory levels remaining in balanced market territory. While more homes came onto the market, buyer demand kept pace, resulting in another healthy month for both buyers and sellers.

Average Sale Price Continues to Trend Higher
The average sale price in June 2026 was $681,806, representing:
- A 2.1% increase from May 2026 ($667,856), and
- A 5.2% increase from June 2025 ($648,047).
Unlike some previous months where luxury sales significantly influenced the average, June’s increase appears to reflect broader market strength rather than one or two exceptional transactions. This steady appreciation suggests continued confidence in the Brock Township market while maintaining affordability compared to many surrounding communities.

Sales Activity Holds Strong
A total of 18 homes sold in June, matching May 2026’s 18 sales and improving on the 15 sales recorded in June 2025.
Maintaining this level of sales activity for two consecutive months is an encouraging sign as the spring market transitions into summer. Buyers continue to take advantage of available inventory, while sellers are benefiting from consistent demand for well-priced properties.

Sale-to-List Price Ratio Remains Stable
The sale-to-list price ratio held steady at 97%, unchanged from both May 2026 and June 2025.
This consistency indicates a healthy marketplace where sellers are receiving offers close to their asking prices, while buyers still have enough negotiating room to feel confident in today’s market. It reinforces the balanced nature of the current market conditions.

Inventory Increases Alongside Buyer Demand
Inventory continued to grow modestly during June:
- Active listings: 98 (up from 84 in May and virtually unchanged from 97 last year)
- New listings: 56 (up from 48 in May, but slightly below the 62 new listings recorded in June 2025)
The increase in available homes provides buyers with more options while avoiding the oversupply that can place downward pressure on prices.

Days on Market & Market Balance
Homes spent an average of 52 days on the market, a slight increase from May but still well within a healthy range for Brock Township.
Months of inventory increased to 5.44, up from 4.67 in May, but the market remains at the upper end of balanced market territory. This means buyers are enjoying a greater selection of homes without the market becoming oversupplied, while sellers continue to benefit from stable pricing and steady demand.

June 2026 reinforced the steady performance of the Brock Township real estate market. Average sale prices continued to trend upward, sales remained strong, and inventory levels grew at a manageable pace.
