The Durham Region housing market continued its steady performance in June 2026, with home prices posting another modest monthly increase, sales activity improving, and inventory remaining well-balanced. While the market continues to trail last year’s price levels, steady demand and stable inventory are creating healthy conditions for both buyers and sellers as we move into the summer season.

🏡 Home Prices Continue Their Gradual Climb

The average sale price in June reached $856,170, an increase of 0.6% from May’s $851,065. Although prices remain 3.9% lower than June 2025’s average of $891,662, this marks the third consecutive month of modest price growth, suggesting the market is continuing to stabilize after last year’s adjustment.

While affordability remains a consideration for many buyers, the steady month-over-month gains indicate confidence is gradually returning to the market.

📈 Sale-to-List Price Ratio Holds Firm

The sale-to-list price ratio remained unchanged at 99%, matching May’s level while sitting just below the 100% recorded one year ago.

This continues to reflect a balanced market where well-priced homes are attracting strong interest and sellers are achieving close to their asking prices. Buyers still have room to negotiate, but desirable properties continue to move quickly.


📊 Sales Activity Continues to Improve

Durham Region recorded 849 sales in June, up from 804 in May and slightly higher than the 817 sales recorded in June 2025.

📋 New Listings Increase with Seasonal Activity

There were 2,049 new listings in June, a modest increase from 1,978 in May, though still below the 2,282 new listings recorded in June 2025.

The increase in new inventory is consistent with seasonal trends and provides buyers with additional choice. However, listing activity remains lower than last year, helping prevent an oversupply of homes and supporting overall market stability.

⏳ Homes Continue to Sell Efficiently

The average days on market declined slightly to 36 days, down from 37 days in May, indicating that buyers continue to act with confidence when the right property becomes available.

Meanwhile, months of inventory decreased to 3.11, down from 3.19 in May, keeping Durham Region just above the threshold between a seller’s market and a balanced market. This slight tightening reflects healthy buyer demand while still providing adequate inventory for purchasers.

Market Outlook

June’s results reinforce the trend that has been developing throughout the spring: a stable and balanced market with gradually improving activity. Prices have now increased for three consecutive months, sales continue to strengthen, and inventory remains at healthy levels.

Although home values remain below last year’s highs, the gap continues to narrow as buyer confidence improves. If inventory remains well-managed and demand continues through the summer, Durham Region is well positioned to maintain balanced market conditions into the second half of 2026.

For buyers, today’s market offers more choice and negotiating flexibility than in previous years. For sellers, steady demand and limited inventory continue to reward homes that are priced accurately and marketed effectively.

Buyer demand remains healthy, and homes that are well-priced and professionally presented continue to sell close to asking price.
