Durham Region Real Estate Market Analysis – August 2026
The Durham Region real estate market continued to soften in August 2026, with prices and sales declining from July, homes taking longer to sell, and inventory moving higher. While fewer new listings came to market, the slowdown in sales pushed months of inventory above four months. Despite these shifts, Durham remains within balanced market territory, with buyers gaining additional negotiating room heading into the fall market.

Average Sale Price Continues to Decline
The average selling price in August was $819,569, down 1.8% from July’s $834,312 and 4.8% below August 2025’s $860,951.
This marks another month of declining prices following the softer conditions we saw in July. While the year-over-year gap has narrowed compared with some earlier months in 2026, pricing continues to reflect a market where buyers are cautious and have more choice and negotiating power.
As always, average price can also be influenced by the mix of properties sold during the month, so it is important to consider pricing alongside sales, inventory, and days-on-market trends.
Sale-to-List Price Ratio Holds at 98%
The sale-to-list price ratio remained at 98%, unchanged from both July 2026 and August 2025.
On average, properties are selling below their asking prices, reinforcing the importance of accurate pricing. Buyers continue to have room to negotiate, while sellers who enter the market too aggressively may find themselves making price adjustments or spending additional time on the market.
In these conditions, the first few weeks of a listing can be particularly important. Pricing a home according to current comparable sales—not where the market was several months ago—can make a significant difference.
Sales Activity Slows
Durham Region recorded 602 sales in August, down from 725 in July and below the 676 transactions recorded in August 2025.
That represents a decline of approximately 10.9% year-over-year, indicating that buyer activity remains softer than it was at this time last year.
The month-over-month slowdown is also notable, although August can traditionally be a quieter period as summer vacations and back-to-school preparations temporarily pull some buyers and sellers away from the market.

New Listings Also Decline
There were 1,423 new listings in August, compared with 1,719 in July and 1,675 in August 2025.
Fewer sellers bringing properties to market helped offset some of the slowdown in sales. However, sales declined enough that overall inventory still moved higher.
This dynamic will be particularly important to watch in September. If fall brings a significant increase in new listings without a corresponding increase in buyer demand, market conditions could become more favourable for buyers.

Homes Taking Longer to Sell
The average property days on market increased to 46 days, up from 43 days in July and 43 days in August 2025.
Buyers are clearly taking more time to evaluate their options before making a decision. With less urgency in the market, properties that are overpriced or don’t show well can struggle to generate offers.
For sellers, patience, presentation, marketing, and pricing strategy are increasingly important. For buyers, longer selling times can create opportunities to negotiate both price and terms.

Months of Inventory Moves Above Four Months
One of the more significant changes in August was months of inventory rising to 4.10, up from 3.56 in July and 3.99 in August 2025.
Durham Region remains in balanced market territory, but the increase indicates that supply is taking longer to absorb at the current pace of sales.
Combined with the 98% sale-to-list ratio, longer days on market, and declining average price, the inventory numbers suggest that conditions have become somewhat more favourable for buyers compared with the spring market.
Market Outlook
August continued the softer trend that emerged in July. Prices declined, sales slowed, homes took longer to sell, and inventory climbed above four months. At the same time, new listings also declined, helping prevent a more significant buildup in available supply.
The upcoming fall market will be an important test. September traditionally brings renewed activity as buyers and sellers return from summer routines. The question will be whether buyer demand strengthens enough to absorb any increase in fall listings.
If sales rebound while listing growth remains controlled, conditions could stabilize. If listings increase significantly while buyers remain cautious, inventory could continue to build and give purchasers additional negotiating leverage.
For now, Durham Region remains balanced—but with the scales tilting somewhat more toward buyers than they were earlier this year.
What This Means for Buyers vs. Sellers
For Buyers
August’s market provides buyers with more time and negotiating flexibility. Homes are taking longer to sell, the sale-to-list ratio remains at 98%, and inventory has moved above four months.
That doesn’t mean every seller will negotiate or that every property will linger. Well-priced homes in desirable locations can still attract strong interest. However, buyers generally have more opportunity to compare properties, conduct their due diligence, and negotiate price and conditions without the urgency seen in stronger seller’s markets.
For Sellers
The August numbers reinforce the need to price for today’s market. Buyers have options and are showing less urgency, which makes an ambitious initial asking price increasingly risky.
With average selling times reaching 46 days, sellers should be prepared for a longer process and ensure their home stands out through presentation, marketing, and competitive pricing. The goal should be to capture buyer attention early rather than chase the market through repeated price reductions.
The Bottom Line
The Durham Region housing market softened further in August 2026, but it remains balanced. Buyers have gained additional leverage, while sellers can still achieve successful results with realistic expectations and a strong strategy.
September and the early fall market should give us a clearer indication of whether the summer slowdown was primarily seasonal—or whether these softer conditions will continue through the remainder of 2026.
